Offering a prospective tenant a professionally managed property in Cambridgeshire speaks volumes – not only about your property, but also for you as a landlord, for it will minimise your involvement and help the tenancy to follow a positive pathway.

 

Here are some of the things we will do for you

 

  • At least two annual property inspections with colour photographs and a detailed report.

  • Complete management of repairs and maintenance.

  • Collecting the tenant’s first month’s rent before the tenancy commences and paying it into your account, less any agreed fees.

  • Ensuring the tenant sets up a standing order to pay the rent each month and – less our agreed commission – paying it into your nominated bank account as soon as possible.

  • Providing you with a monthly statement.

  • Deal with all third parties who may have an interest in the property.

  • Informing the local authority of a change of tenancy.

  • Agreeing meter readings with the tenants and that they will transfer all utilities – gas, electricity, water – to their name.

  • Key holding service.

  • Arranging payment of any outgoings associated with the property.

  • 24 hour emergency call out service for tenants.

  • Full deposit negotiation between landlord and tenant.
